What is a property evaluation certificate

You should ensure that the property you purchase, regardless of whether it is new construction or a used home, has an appropriate elevation certificate.

Homes in Miami by law must be above a certain elevation for construction to be approved. In case you are substantially remodeling the property, you will need to provide this certificate.

If you do not have a valid certificate, or if your property is below the required height, you may put your investment or home at risk. In the event of a flood, if your property suffers damage of more than 50% of the rateable value, when trying to receive money from the insurance claim, you will be asked to elevate the property before you can recover the money.
